Summary
Responsible for overseeing the Plant Engineering Department’s technical teammates. Manages the engineering systems supporting the facility’s operations – Boilers, Chillers, Generators, AHUs, Compressors, Heat Exchangers, Medical gas pumps, ATSs, Fire alarm system etc. Owns the utilities distribution, energy management, energy plant maintenance, and repair & replacement of engineering systems for Wayne UNC Health Care and the building engineering teammates who support these activities. Also provides expertise in computerization, automation, and monitoring of facilities systems and equipment to ensure the facility is operating safely, efficiently and cost effectively.
Responsibilities
1. Manages and coordinates Plant Engineering work activities in a manner that minimizes disruptions to the hospital.
2. Manages scheduling and staffing for the building engineering area.
3. Provides technical engineering expertise and oversees all building systems related to the efficient and effective operation and maintenance of Wayne UNC Health Care's central energy plant, utility systems, Life Safety systems, leased/owned/managed real estate, and grounds maintenance.
4. Serves as the technical lead for the Building Automation System (BAS), fire alarm system and the Computerized Maintenance Management System (CMMS).
5. Operates the computer-aided drafting (CAD) tools and oversees the regular maintenance of current electronic drawings of Wayne UNC facilities.
6. In conjunction with the Plant Engineering Director, serves as a technical engineering resource for the safe and effective operation, maintenance, repair, and replacement of industrial electrical, mechanical, plumbing, vertical/horizontal transport, access control, and other facility systems and equipment.
7. Prepares Requests for Proposals (RFPs) for systems and equipment, as needed.
8. Provides regular reports to the Plant Engineering Director regarding inspection, testing, and maintenance completion rates, trends, and other matters of significance, as appropriate.
9. Optimizes utilities consumption through the safe and efficient application of building automation systems.
10. Optimizes utilities rates, where possible, through thorough and competitive sourcing solutions.
11. Develops inspection, testing, and maintenance plans for building systems and components.
12. Oversees testing, inspections, and maintenance of building systems, as specified by preventive maintenance programs.
13. Supports the Director, Plant Engineering, in developing capital improvement priorities and budget projections for physical plant and infrastructure repairs, maintenance, upgrades, and new construction projects.
14. Establishes and maintains a digital CAD drawing database of organization building drawings with emphasis upon as-built drawings and coordination of updates of drawings following building updates, changes, new construction, and/or modifications.
15. Responds to customer complaints and concerns promptly.
16. Keeps current in trends and developments in facilities management and related technology.
17. Interviews and hires candidates, evaluates and coaches individual teammates, and issues discipline/corrective action to teammates in collaboration with Human Resources and Facilities Director, as needed.
18. Ensures teammate productivity standards are maintained and align teammate goals to enable the organization to achieve desired outcome.
19. Completes 90 day and annual performance reviews for the areas managed. Ensures provisions are made to correct deficiencies.
20. Provides guidance to teammates which enable them to grow in their trade and become a valuable member of the medical center.
21. Communicates project or departmental priorities and desired outcomes to Plant Engineering teammates.
22. Shares information proactively with teammates.
23. Keeps Director informed of problems, concerns, and progress towards goals.
Other Information
Education
Associate’s degree in Engineering, Mechanical Engineering, Construction Science, Electrical Engineering or similar is required, or 5-10 years of work experience or a combination of education and work experience equaling 10 years or greater. BS degree preferred.
Licensure/Certification
• Certified Healthcare Facility Manager or Certified Healthcare Constructor preferred. Experience
• Minimum five (5) years of experience in managing plant operations systems and controls.
• Minimum two (2) years of supervisory experience preferred.
• Healthcare experience strongly preferred.
Knowledge, Skills and Abilities
• Strong knowledge of building automation systems and computerized maintenance management systems (CMMS) required.
• Knowledge of computer-aided drafting (CAD) systems strongly preferred.
• Leadership qualities, e.g., maturity, job knowledge, professionalism, communication skills, etc. to lead, guide and motivate others.
• Ability to read, write and communicate effectively in English.
• Proficient with MS Office and able to learn new software rapidly.
Valid NC Driver’s License: Yes
If driving a Wayne UNC Vehicle, must be 21 years old and MVR must be approved by Risk Management.
